Basin Street Properties Developing New VA Outpatient Clinic in Santa Rosa

VA to Occupy 26,000 Square Feet at Basin Street's Harvest Business Center

Santa Rosa, Calif., May 14, 2008 – Basin Street Properties, a prominent Northern California and Northern Nevada real estate investor of commercial and mixed-use properties, has signed a 20-year build-to-suit lease, to commence on May 1, 2009, with the U.S. Department of Veterans Affairs. Construction for the new community-based outpatient clinic is underway at Basin Street's Harvest Business Center, located at 3841 Brickway Blvd., near the Charles M. Schultz-Sonoma County Airport.

"The need for a new, larger, VA clinic has been imminent for some time, and we're pleased to have the opportunity to provide such an important facility to the community," said Scott Stranzl, vice president of leasing for Basin Street Properties. "Harvest Business Center is the ideal location for the VA as its proximity to Highway 101 will provide easy accessibility for patients throughout Sonoma County, and it is situated just a few miles from Kaiser Permanente."

The two-story office building will be comprised of 39,540 square feet, of which the VA clinic will occupy 26,000 square feet. The new facility will accommodate a total staff of 70 and feature 14 examination rooms, two specialty treatment rooms, a radiology department, and offices that can be converted for use in treatment.

"We are excited to move into The Harvard Business Center, where the larger space will accommodate additional specialty services that were not possible in our previous space," said Audrey Stephens, administrative officer for Santa Rosa Veteran Affairs Community Based Outpatient Clinic. "The location is ideal in that it's now far easier for patients to find, and, as an added bonus for our veteran patients, the County Veterans Service office is nearby. Basin Street Properties has been an active participant in our design phase and we are pleased to say that the process has been well managed and successful."

Once complete, the Harvest Business Center will consist of three two-story office buildings, totaling 128,000 sq. ft. of Class "A" space. Early last year, Basin Street completed the first building, which is comprised of 45,000 square feet and includes such tenants as SCS Engineers and Centellax.
